Franklin Finders is a DBA of DFWCityhomes LLC, a Texas Licensed Real Estate Brokerage (#581738). Franklin Finders provides apartment locating and rental referral services for residential properties in Texas.
By accessing franklinfinders.com, submitting information through our website, or using our services, you agree to these Terms and Conditions and to comply with all applicable federal, state, and local laws, including regulations governed by the Texas Real Estate Commission (TREC). If you do not agree, do not use this website or our services.
nature OF serviceS AND REPRESENTATION
Franklin Finders provides apartment locating and rental referral services.
Unless otherwise agreed in writing, Franklin Finders represents the renter as a client. We do not represent apartment communities, property owners, or management companies.
We are not a property owner, property manager, or leasing office for any apartment community listed or discussed.
We use reasonable efforts to provide information supplied by third parties, including property owners, managers, and listing systems. We do not independently verify all property information unless expressly stated.
All final lease terms, pricing, concessions, fees, and move-in costs must be confirmed directly with the property before signing a lease.
Renter Responsibilities
To remain eligible for any rebate or promotional benefit, you agree to:
Notify your Franklin Finders agent before touring any apartment community.
List Franklin Finders as your referral source on all guest cards and rental applications.
Notify us within five (5) days of signing a lease.
Provide accurate and truthful information throughout the rental process.
Communicate any material changes regarding your lease status.
Failure to follow these steps may result in loss of rebate or promotional eligibility.
Compensation and Rebates
Our apartment locating service is free to renters. We are compensated by participating apartment communities if a referred renter signs a qualifying lease.
Rebates or promotional incentives are contingent upon Franklin Finders receiving full commission payment from the apartment community. If the commission is reduced, disputed, delayed, or not paid for any reason, no rebate is owed.
Rebate amounts may vary based on lease term, rent amount, property policy, or promotional structure.
Rebates are paid only after Franklin Finders receives commission payment from the property. Commission payment timelines vary by property and are commonly 60–120 days or more after move-in.
Rebates are issued within approximately two (2) weeks after commission funds are received, unless otherwise specified in writing.
If a property does not qualify for commission or full commission payment, your agent will notify you before your tour so you understand whether a rebate applies.
Rebates have no cash value beyond the stated promotional amount and may not be transferred or assigned.
Free Two hour Move Program (if offered)
From time to time, Franklin Finders may offer a promotional moving incentive.
The free move incentive is limited to two (2) hours of standard moving services paid directly by Franklin Finders to the selected moving company.
Any additional time, distance, labor, packing, materials, specialty handling, or services beyond two hours are the sole responsibility of the client.
The moving company is an independent third party. Franklin Finders does not control and is not responsible for the mover’s services, scheduling, performance, damages, delays, injury, or disputes.
The moving incentive has no cash value, may not be substituted, and is subject to the same commission and qualification requirements as rebate offers.
Accuracy of Information
Property information, including rent amounts, fees, concessions, availability, and amenities, is provided by third parties and may change without notice.
We do not guarantee the accuracy, completeness, or timeliness of third-party information.
You are responsible for verifying all lease terms, fees, policies, and costs directly with the property before executing a lease.
Franklin Finders is not responsible for errors, omissions, pricing changes, or modifications made by apartment communities.
No Guarantee or Warranty
Services are provided “as is” without warranties of any kind.
We do not guarantee:
Approval of your rental application
Availability of any specific unit
Property condition, safety, or quality
Accuracy of third-party listings
Future rental rates or concessions
No oral statements, marketing materials, or informal communications modify these Terms unless agreed to in writing by the broker.
Third-Party Services
Our website and services may reference or integrate third-party providers, including:
Apartment data providers
Utility services
Moving companies
Mapping services
Analytics and advertising platforms
Each third party operates under its own terms and privacy policies. Franklin Finders does not control and assumes no liability for third-party services.
Limitation of Liability
To the fullest extent permitted by Texas law, Franklin Finders, DFWCityhomes LLC, and their affiliates, brokers, agents, and representatives are not liable for:
Lease disputes
Property-related damages or losses
Errors, omissions, or interruptions in service
Indirect, incidental, special, statutory, or consequential damages
Confidentiality
We maintain the confidentiality of your personal and financial information in accordance with Texas law and our Privacy Policy.
We may disclose information as required by law or regulation.
Right To Refuse Services
We reserve the right to refuse service at our discretion, consistent with federal and Texas Fair Housing laws. We do not refuse services based on race, color, national origin, religion, sex, disability, familial status, or any other protected class.
Privacy and Communications Consent
By submitting information through our website or forms, you consent to receive communications from Franklin Finders by phone, email, and text message regarding your apartment search.
Standard message and data rates may apply. You may opt out of text communications at any time by replying STOP.
We store submitted information for internal business purposes and service delivery. We do not sell renter data.

Governing Law and Dispute Resolution
These Terms are governed by the laws of the State of Texas.
Any dispute arising from or relating to these services shall be resolved by binding arbitration in Dallas County, Texas, in accordance with the rules of the American Arbitration Association. Each party shall bear its own attorney’s fees unless otherwise awarded by the arbitrator.
If arbitration is found unenforceable for any reason, venue for any court action shall be exclusively in Dallas County, Texas.
Entire Agreement
These Terms constitute the entire agreement between you and Franklin Finders regarding apartment locating services and supersede all prior discussions or representations.
