Franklin Finders is a DBA of DFWCityhomes LLC, a Texas Licensed Brokerage #581738. Franklin Finders provides apartment locating and rental referral services for clients seeking residential properties in Texas. By accessing or using franklinfinders.com and its services, you agree to these Terms and Conditions and to comply with all applicable laws and real-estate regulations governed by the Texas Real Estate Commission (TREC). If you do not agree with these terms, do not use our website or services.

nature OF service

Our apartment locating service is free to renters. We are compensated by participating apartment communities when a renter we refer signs a qualifying lease.

Our agents are licensed Texas real estate sales agents or brokers.

We do not represent apartment communities or management companies. Our duty is to provide accurate information and assist renters in identifying properties that meet their stated criteria.

Franklin Finders is not a property owner, manager, or leasing agent for any property listed on the site.

Some apartment communities pay reduced or no referral fees, which may result in no rebate eligibility. If a property does not qualify for a full payment or rebate, your agent will notify you prior to your visit so you understand whether a rebate applies.

Renter Responsibilities

To ensure eligibility for any promotional rebate or benefit, you agree to:

Notify your agent before touring any apartment community so the agent may act as your point of contact at the property.

List Franklin Finders as your referral source on the guest card and rental application.

Notify us of your signed lease within 5 days of signing.

Provide accurate, truthful information throughout the rental process.

Communicate directly with us if property details, pricing, or availability change.

Failure to follow these steps may result in loss of any rebate or incentive.

Rebates and Promotions

Rebates are subject to the terms advertised by the apartment community at the time you submit your application.

Rebates are paid after the apartment community pays Franklin Finders its referral commission. The timeframe for commissions received varies by apartment community and is typically 90 days or more from your date of move-in.

If the apartment community fails to pay or disputes payment, the rebate may be reduced or canceled.

Rebate amounts may vary based on lease term, rent amount, or property policy.

If a property does not qualify for full payment, the agent will notify you that it is a non-qualifying property before your visit.

Rebates are issued within 2 weeks of commission receipt, unless otherwise specified in writing.

Free Two hour Move Program

Franklin Finders may offer a free tow hour move incentive credit as part of certain promotional programs.

Free moves are limited to two (2) hours of standard moving services paid by Franklin Finders.

Any additional time, distance, or services required beyond two hours are the responsibility of the client and must be paid directly to the moving company.

Franklin Finders is not responsible for scheduling errors, damages, or disputes between the client and the moving company.

Free move eligibility requires adherence to the same qualification and commission-payment rules as rebate offers.

Accuracy of Information

We strive to ensure all listings, rent amounts, and promotions are accurate. However:

Property information is provided by third parties (owners, managers, listing systems).

Availability, pricing, and concessions can change without notice.

You must verify all lease terms, fees, and move-in costs directly with the property before signing a lease.

Franklin Finders is not responsible for errors, omissions, or changes made by apartment communities.

No Guarantee or Warranty

We provide locating services “as is” without any warranty. We do not guarantee:

Approval for lease applications.

Quality, safety, or condition of any property.

Accuracy or reliability of third-party listings.

All due diligence rests with you, the resident.

Third-Party Services

Our website may link to or integrate services from:

Apartment data providers

Utility and mover services

Google Maps, analytics, and advertising tools

Each third-party service is governed by its own terms. We do not control or assume liability for them.

Limitation of Liability

To the fullest extent allowed by law, Franklin Finders and its affiliates are not liable for:

Lease disputes, damages, or losses arising from your tenancy.

Errors, omissions, or interruptions in service.

Any indirect, incidental, or consequential damages.

Maximum liability under any claim is limited to the total rebate or moving service value owed (if any).

Minimum Services And Fiduciary Duty

licensed brokers and agents are required by law to put your interests as their client above all others, including the broker’s own interests. This is called acting as a “fiduciary”. It also involves providing the following minimum services:

Put the interests of the client above all others, including the broker’s own interests;

Inform our clients of any material information about the property or the transaction received by the broker;

Answer questions and present any offer to or counter offer to our clients; and

Treat all parties to a real estate transaction honestly and fairly.

We encourage you to ask for advice.  We are obligated to answer your questions. We are not obligated to provide unsolicited advice.

Confidentiality

We have a duty to keep your confidential information confidential. Anything about a renter, seller, or buyer that can be used by the other party to improve their negotiating position is confidential. 

Confidentiality does not apply to the property. Any material information we receive about a property must be disclosed to the buyer and future buyers. We do not solicit inspection reports from buyers without your consent. Should a buyer send one to us unsolicited, we have a duty to disclose it to all buyers. 

Right To Refuse Services

We reserve the right to refuse to accept any client at our sole discretion. 

Privacy and Data Use

We collect and use data under our Privacy Policy. By using this site, you consent to:

Communication by phone, text, or email regarding your apartment search.

Storage of submitted information for internal business purposes.

Use of anonymized data to improve service quality.

We do not sell renter data.

Laws And Regulations

You agree to comply with local, State, and Federal laws including the Federal Fair Housing Act that protects people from discrimination when they are renting, buying, or securing financing for any housing. The prohibitions specifically cover discrimination because of race, color, national origin, religion, sex, disability and the presence of children. Franklin Finders operates under a valid Texas Real Estate Broker License. All agents providing locating services hold active TREC licenses and comply with state advertising and rebate laws. Our business complies with Texas Property Code, RESPA, and Fair Housing Act standards.

Communications Policy

The success of our service relies on electronic communications. Franklin Finders uses the following methods to communicate with clients: our websites and forms, phone, letter, email and email forwarding, text, messaging, social media, and voicemail. Our desire is to make it as convenient and timely as possible to respond to our clients’ needs and concerns. Our success depends on efficient and timely communications.

By engaging Franklin Finders you agree to conduct business electronically and accept responsibility for monitoring and responding to electronic communications initiated by you or us. You agree to use the same responding communication method in communicating with us. In other words, you will respond to email with email, and text with text unless some other agreement exists. We do not guarantee response to text because of the difficulty in tracking historical text information. We do not send text notifications to tell you to look at email and so forth. It is yours, and ours, responsibility to monitor all communications and respond timely and accordingly.
